    • Lead certification (EPA RRP)

    • General liability insurance, with Maple Leaf Property Management listed as the Certificate Holder

    Go to our Vendors page and click Request Vendor Agreement, complete the application form, and upload required documents. We’ll review your submission and get you setup.

    All vendors must meet licensing standards based on the type of work they perform. For example:


    • Trades such as plumbing, electrical, asbestos work, HVAC, and other specialized services require the appropriate Washington State license.

    • EPA RRP Lead Certification is required for any work affecting homes built before 1978.

    • Additional certifications may be needed depending on your specific trade.


    This ensures compliance with state regulations and helps us maintain safety and quality standards for residents and property owners.

  • Why do I need to be Lead Certified?

    Federal law requires vendors working on homes built before 1978 to be Lead-Safe Certified under the EPA’s RRP Rule. Certification ensures you follow safe practices to prevent lead exposure, protect residents’ health, and avoid costly fines or liability. It also demonstrates professionalism and compliance, building trust with property owners.

  • How are vendors selected and how are work orders assigned?

    Vendor selection and work order assignment are ultimately determined by our property managers. They choose and assign vendors based on:


    • The needs, scope, and urgency of each project

    • Pricing and budget constraints

    • Vendor reliability, communication, and past workmanship

    • Compliance with our vendor documentation requirements
