Tenant Turnover and Why Communication Matters

Tenant turnover is often the most stressful stage for property owners, particularly for clients renting their home for the first time. Questions about repairs, cleaning, deposits, and timelines can quickly become overwhelming.


At Maple Leaf Property Management, we focus heavily on communication and transparency during this process.


We perform detailed move-out inspections and compare them against the original move-in documentation, which typically includes hundreds of photos. This ensures the property condition is clearly documented and helps determine tenant responsibility accurately.


Owners also receive a “turn letter” outlining what they can expect financially, including how tenant funds and deposit dispositions will appear on their owner statements. All documentation and receipts are shared so owners have full visibility into the process.


This level of transparency helps reduce stress and keeps owners informed during what can otherwise be a confusing time.

Preventative Management and Tenant Retention


Eviction filings have increased across Washington since pandemic protections were lifted, with some reports showing filings in King County rising over the past year.

While these trends are important to monitor, our philosophy is that evictions are often preventable through proactive management.


Rather than allowing issues to escalate, we focus on early communication with tenants and work toward solutions when challenges arise. In many cases, this means working with tenants on payment plans or resolving concerns before they become larger problems.

Equally important, our screening process is designed to help prevent issues before a lease is ever signed.



By combining careful screening with responsive management and consistent communication, we aim to protect both the property and the long-term stability of the tenancy.


Investing in Technology for Our Owners

We are always looking for ways to provide better financial visibility for the owners we serve.


One recent investment we’ve made is a partnership with Blanket, a financial dashboard designed specifically for real estate investors. Blanket allows owners to see a more complete picture of their property’s performance, including income, expenses, and long-term equity growth.


This tool can help owners make more informed decisions about their investment strategy, whether that means holding a property long term or evaluating other opportunities.

This integration is completely optional and does not replace the existing AppFolio owner portal. It simply provides an additional layer of financial insight for owners who want it.
