If you’re renting out property in Seattle, you need to know about the Rental Registration and Inspection Ordinance (RRIO). This program ensures that all rental housing in Seattle meets basic safety and maintenance standards.


Here’s what you need to know:

  • Registration is required for most rental properties in Seattle.
  • Inspections occur every 5–10 years to verify compliance.
  • Fees start at $110 per property, plus $20 per additional unit.
  • Renewals are required every two years.



RRIO is especially important for first-time landlords who may not be familiar with Seattle’s housing codes. It’s not just about compliance—it’s about protecting your investment and your tenants.

HB 1217 Compliance Reminder

Washington’s HB 1217 rent control law is now in effect, with key implications for landlords:


  • Max Rent Increase (2026): 9.683%
  • Notice Periods:Seattle: 180 days
  • Other WA Areas: 90 days


Non-compliance can result in legal action and repayment of overcharged rent.
