While today's rental market is more competitive than it was a few years ago, we're still seeing strong demand for well-positioned rental homes throughout the Seattle area. At the same time, new legislation continues to shape the responsibilities and risks associated with rental housing ownership.

In Today's Rental Market, Condition Matters More Than Ever



The headlines about Seattle's rental market aren't wrong. Vacancy rates are higher than they've been in recent years, renters are taking longer to make decisions, and competition has increased across many property types.


That doesn't mean demand has disappeared. It means renters have become more selective.


Across our portfolio, we're continuing to see strong interest in homes that are well-maintained, competitively positioned, and move-in ready. Properties that require updates or have visible maintenance concerns often experience longer marketing times and increased pricing pressure.


One phrase we often use at Maple Leaf is: Maintenance is marketing.


The condition of a property can have just as much impact on leasing success as pricing and advertising. Some of the features and improvements that continue to resonate with today's renters include:

  • Fresh interior paint
  • Well-maintained landscaping and curb appeal
  • Repaired or replaced worn items
  • Clean, functional kitchens and bathrooms
  • Pet-friendly policies where appropriate
  • Air conditioning and other comfort upgrades

New Washington State Laws Take Effect June 11, 2026

Several housing-related laws recently took effect that may impact rental property owners throughout Washington State.


Portable Cooling Devices (SB 6200)

With hotter summers becoming more common, housing providers may no longer prohibit tenants from using certain portable cooling devices, with limited exceptions. Landlords may still prohibit window-mounted cooling devices in certain situations. The law also provides housing providers with liability protections if damage is caused by approved portable cooling devices.


Flood Risk Disclosures (SB 6237)

Housing providers now have additional disclosure obligations related to known flood hazards, drainage issues, and insurance limitations. Owners must also provide information regarding local resources where tenants can access flood and hazard information about the property.


Notice Requirements (HB 2664)

The legislature removed last year's certified mail requirement and restored standard mail service as an acceptable delivery method. The law also clarifies required notice language and timing requirements.


Marketing Regulations (SB 6091)

Real estate brokers may no longer market residential properties exclusively to a limited group of buyers or renters without also making those opportunities available to the general public.


As regulations continue to evolve, staying informed is one of the most important ways owners can reduce risk and avoid costly compliance issues.


Summer Maintenance Checklist



Preventative maintenance isn't just about avoiding repairs. It's one of the most effective ways to protect rental income, reduce unexpected expenses, and preserve long-term property value.

  • Signs of water intrusion or moisture damage
