Seattle's rental market continues to evolve. While demand for rental housing remains strong, today's renters have more choices, are taking longer to make decisions, and are paying closer attention to property condition than they were just a few years ago.
At the same time, new regulations continue to reshape the rental housing landscape, creating additional compliance responsibilities for property owners.

In Today's Rental Market, Condition Matters More Than Ever
The headlines about Seattle's rental market aren't wrong. Vacancy rates are higher than they've been in recent years, renters are taking longer to make decisions, and competition has increased across many property types.
But the market isn't broken. It's simply become less forgiving.
For years, many rental properties could lease quickly despite deferred maintenance or dated finishes. Today's renters have more choices, and they're using them.
What we're seeing across the market is clear: well-maintained properties continue to attract strong interest, while properties with obvious maintenance concerns or deferred updates are taking longer to lease and often require price adjustments.
One phrase we often use at Maple Leaf: Maintenance is marketing.
The condition of your property can have just as much impact on leasing success as your advertising strategy. We're seeing the strongest results from properties that focus on:
- Fresh interior paint
- Well-maintained landscaping and curb appeal
- Repaired or replaced worn items
- Clean, functional kitchens and bathrooms
- Pet-friendly policies where appropriate
- Air conditioning and comfort upgrades
The good news is that success doesn't always require a major renovation. Strategic improvements can help a property stand out, attract qualified residents, and reduce vacancy time.

New Washington State Laws Take Effect June 11, 2026
Several housing-related laws recently took effect that may impact rental property owners throughout Washington State.
Portable Cooling Devices (SB 6200)
With hotter summers becoming more common, housing providers may no longer prohibit tenants from using certain portable cooling devices, with limited exceptions. Landlords may still prohibit window-mounted cooling devices in certain situations. The law also provides housing providers with liability protections if damage is caused by approved portable cooling devices.
Flood Risk Disclosures (SB 6237)
Housing providers now have additional disclosure obligations related to known flood hazards, drainage issues, and insurance limitations. Owners must also provide information regarding local resources where tenants can access flood and hazard information about the property.
Notice Requirements (HB 2664)
The legislature removed last year's certified mail requirement and restored standard mail service as an acceptable delivery method. The law also clarifies required notice language and timing requirements.
Marketing Regulations (SB 6091)
Real estate brokers may no longer market residential properties exclusively to a limited group of buyers or renters without also making those opportunities available to the general public.
As regulations continue to evolve, staying informed is one of the most important ways owners can reduce risk and avoid costly compliance issues.
Summer Maintenance Checklist
Small Issues Are Less Expensive Than Vacancies
Preventative maintenance isn't just about avoiding repairs. It's also one of the most effective ways to protect rental income and preserve long-term property value.
As we move into the summer season, consider evaluating:
- Landscaping and curb appeal
- Exterior paint and siding condition
- Roofs, gutters, and drainage systems
- HVAC servicing and filter replacement
- Window and door seals
- Walkways, railings, and trip hazards
- Smoke and carbon monoxide detectors
- Signs of water intrusion or moisture damage
Many of the most expensive repairs begin as small issues that go unnoticed.
Addressing them early can help prevent larger problems while keeping your property attractive to prospective residents.
